Thank you for the excellent job that you did for us in the sale of our house at Gerroa. Right from the time when we were first testing the water with a number of agents, we felt that we were on the same wavelength. We were impressed by your swift appreciation of the strong points of the house while also responding to your directness about those things that might hold its rapid sale back. You correctly identified the kind of buyers that were likely to be interested and your market appraisal turned out to be spot-on, given that we eventually sold towards the top of the range that you forecast. Interestingly, your appraisal was lower than both the other agents that we met but we were looking for a reality check after a previous failed attempt to sell the house last year. This was, however, not what swayed us to select you as our agents. It was much more to do with our sense that, if we were buyers, we would respond more positively to your warmth and no-nonsense approach. I think most people expect real estate agents to be full of hyperbole and basically insincere, whereas you are clearly not. In the preparation phase, you were incredibly helpful in giving us sensible tips in terms of presentation of the house. We felt that we were expertly guided through this phase of the process and that you were a great asset in making sure that the property looked its very best when it came to open inspections. We were also very happy with your approach to the marketing which we felt was appropriately targeted and which sold the house on its best merits. While we were of course not present for open houses, your follow-up was immaculate with phone calls within hours of each open house to give us detailed run down of interest and potential. Similarly, your feedback after making follow-up calls was also spot-on. We felt totally informed and consulted every step of the way. Finally, when it came to crunch time, your calm advice and negotiating skills delivered an excellent result. We were impressed by the fact that you gently levered the price up to one which was clearly towards the very top of the buyer’s range and one that we were very happy with. Your subsequent closing of the deal and handling of the paperwork was also faultless. And the whole process was done and dusted within three months which, given the state of the market for holiday houses, was really impressive. So, all in all, you made what can be a nerve-wracking experience about as smooth, pleasant and trouble-free as we might have imagined. I am very pleased to write this report for this agent of Bevans Real Estate, Wollongong/Thirroul. this agent and Bevans owner, Will Soeterboek, sold Calderwood Valley Golf Course for our company. I would say without hesitation that this agent and Will, are the best agents I have ever dealt with. this agent is extremely thorough in all his research and client dealings. By the time we were ready to sell, this agent and the team at Bevans knew all that we needed to know about selling a golf course. They then got into gear with a brilliant marketing strategy and realised us a good price in a very difficult market. It was a very efficient and effective program, that impressed all who were involved in the course. We came to Bevans with the brief of selling a golf course because of previous dealings with their Thirroul agency. this agent had sold my house in Thirroul for an excellent price. He had run a brilliant marketing strategy on the residence and even managed to have it featured for free in the Sydney Morning Herald. He sold the house for us. We were very happy. The new owners were very happy. It was a win win situation. With that sale in mind we contacted Bevans Thirroul and asked them if they would be interested in trying to sell Calderwood Valley Golf Course for us. Asking a local agency to sell something like a golf course is normally not the done thing. Usually a large commercial agency in Sydney would be given the brief. We were confident Bevans would have a good go at it. They certainly did. It was an excellent sales campaign that reached prospective buyers locally, nationally and internationally. After only a few months on the market the right buyer was found. this agent dealt with all the difficult issues that arose, when one company sells a business such as a golf course to another company, brilliantly. It is an extremely difficult process and Bevans handled it superbly. I am very impressed with the whole Bevans organisation. The most surprising thing about dealing with Bevans Thirroul, and more importantly this agent , was that he listened. I mean really listened.
