What makes selling in South Coast NSW unique?
The South Coast of New South Wales runs from the Illawarra through the Shoalhaven to the Eurobodalla and Far South Coast, a coastal region where working centres and holiday villages sit alongside national parks and surf beaches. Wollongong is the region's main employment and education hub while Nowra anchors the Shoalhaven, and towns such as Batemans Bay and Narooma act as lifestyle pulls for people after a tree change or a retirement move. The mix of permanent residents and visitor properties shapes when and where buyer interest appears. Median prices have edged up gently, up 5.0% on the year to $930,000, the highest level in five years, and the median is 0.5% above the prior peak set in April 2026.
Homes are selling in a median of 42 days, much the same pace as a year ago, the fastest pace in three years. Auctions are clearing at 46% over the past year(1), and upgrades to the Princes Highway and Princes Motorway are lifting buyer demand in the larger centres. The visitor economy keeps steady interest in coastal precincts such as Huskisson, Jervis Bay and Kiama. For sellers the market depends on location: Wollongong and nearby Shellharbour typically attract buyers focused on work, study and renting, while the Shoalhaven and Eurobodalla coastal villages lean more to lifestyle buyers and downsizers, and hinterland pockets such as Kangaroo Valley and Berry usually appeal to families seeking acreage and school catchments.
The average commission rate is 1.93% (around $18,000 on a median-priced home). In metro centres higher property values and dense competition usually allow for tighter margins. In regional markets rates often increase to reflect longer campaign periods and broader marketing reach, especially where the buyer pool is seasonal or more diffuse. Choosing real estate agents in the South Coast region who have local knowledge, experience and broad reach helps ensure your home reaches the right buyers. When selecting an agent, look beyond the commission rate. Compare their specific track record in your local area, their recent sales volume, and their experience with properties similar to yours. Receive a personalised shortlist of top agents in your local area from our agent comparison tool to sell more confidently.
