What is a periodic lease? 

A periodic lease, also known as a month-to-month lease, is an agreement between a landlord and a tenant that continues indefinitely until either party decides to end it. It typically comes after the end of a fixed-term lease which has not been renewed. 

Notice period for a periodic lease 

The notice period for ending a periodic lease varies depending on the state or territory. In states such as NSW, tenants are required to provide a minimum of 21 days' notice to terminate the lease, whereas landlords must give at least 90 days' notice. 

Do my rights and obligations change in a periodic lease? 

Generally, the rights and obligations of both tenants and landlords remain the same regardless of whether the lease is fixed-term or periodic. However, there may be some differences in the notice periods required for ending the lease or making changes to the agreement.
