Baldivis suburb profile
Baldivis is an outer southern Perth suburb in the City of Rockingham, characterised by its relatively recent, family-focused residential growth. The neighbourhood is dominated by single-family homes on planned streets, with pockets of larger lots and some medium-density housing, so it appeals largely to young families and owner-occupiers. Numerous parks, playgrounds and sports reserves are woven through the suburb and local shopping centres and community facilities cover everyday needs. Remnant bushland, walking and cycling trails give parts of Baldivis a semi-rural feel, while major road links make the coast and nearby centres readily accessible.

Over the last 3 months 163 houses and 4 units sold. Houses sold in a median of 12 days over the last 12 months and units in a median of 10 days, so both property types sold in a similar time.

Baldivis is the focus of several council and state transport upgrades. The City of Rockingham is delivering an upgrade to the Baldivis Road and Kulija Road intersection, funded through a $7 million State Government commitment; planning and detailed design are underway with construction currently scheduled to start in the 2027/28 financial year and finish in 2028. The Baldivis Sports Complex outdoor courts and southern pavilion are scheduled for delivery around 2025, providing multiple lit courts and a pavilion. The plan also lists the East Baldivis Recreation Reserve as a new sub-district active open space, with design in 2027/28, construction in 2028/29 and an indicative budget of about $8.79 million; the reserve is planned for shared use with a proposed adjoining high school.
