Manor Lakes suburb profile
Manor Lakes is a modern, family-oriented suburb in Melbourne’s outer west within the City of Wyndham, built around a network of man-made lakes, wetlands and parkland that give the area a strong emphasis on outdoor living. Streets are dominated by recent, single-family homes and newer townhouses in estate-style layouts, with playgrounds, walking and cycling trails and sports fields dotted through the neighbourhood. There is a neighbourhood shopping centre and community facilities for everyday needs, while larger retail and services in nearby Werribee and Hoppers Crossing are within reach. Commuters use Wyndham Vale station on the Werribee line and the Princes Freeway for road access, making it popular with young families and people who want a suburban lifestyle with water and green space close to the city fringe.

Manor Lakes infrastructure, key developments and investment opportunities
Manor Lakes has seen a number of council-led community projects in recent years. The Birnbial Family Centre (the Manor Lakes North integrated family centre) on Holyoake Parade is complete and operating, offering kindergarten, maternal and child health, a toy library and family support services. Nearby, stage one of the Holyoake Parade Reserve (also called Manor Lakes North Reserve) has been delivered as an active open space with an oval, cricket nets, six tennis courts, a multi-use court, playground, BBQ and car parking.
The suburb is served by Wyndham Vale railway station on the Deer Park–West Werribee line. Manor Lakes P–12 College has recently received major upgrade works and further capital works are scheduled to improve school facilities. Council has also long pursued a Manor Lakes town-centre structure plan, including a proposed link between Ballan Road and Wyndham Vale station, as part of longer-term planning for the town centre.
