Question 1

Is Strathtulloh a nice place to live?

Accepted Answer

Strathtulloh is a residential pocket in Melbourne’s outer west made up of contemporary detached homes, wide streets and family-sized blocks. It attracts mainly young families and people looking for newer housing, and the community reads as family-oriented with a median age of 29 and about 73.8% owner-occupied homes. Playgrounds, pocket parks and walking paths give it a neighbourhood feel and a generally quiet, family-focused character.

Daily shopping and services are accessed in nearby Melton and Caroline Springs, and road links connect the suburb to the Western Freeway and surrounding centres. Local facilities include the Bridge Road Children’s and Community Centre and a regional playspace. Several public projects are planned or under way—a primary school expansion to add roughly 300 student places, a master plan for an active open space with sports fields and a planned pedestrian crossing outside the school—and Strathtulloh ties into the broader Toolern/Cobblebank growth area, with the Cobblebank Metropolitan Activity Centre identified in planning as the location for the new Melton Hospital and health precinct nearby. Whether that suits you depends on what you want in a suburb.

Question 2

Is it expensive to live in Strathtulloh?

Accepted Answer

Buying a house in Strathtulloh sits somewhat above local incomes. A median house price of $650,000 works out to about 5.7 times a typical local household's annual income at the last Census (weekly income $2,188 × 52 = $113,776). Renting a house at about $463 a week would take roughly 21.2% of that typical weekly household income at the last Census, a moderate share. On these figures, buying looks more stretched against what people locally earned at the last Census, while renting appears comparatively more manageable.

Everyone's financial situation is different, so it's important to consider your own circumstances when deciding which suburb is right for you.

Question 3

Is Strathtulloh a good place to invest?

Accepted Answer

House rents in Strathtulloh fell 3.5% over the past 12 months. If rental income is the part of an investment that matters to you, that fall is the movement to note; how it sits with your goals and circumstances is for you to judge.
