Median prices are running hot, up 18.4% on the year to $875,000, the highest level in five years, though the pace may not be sustained. In the last year, 66,483 properties were listed, up 13.9% from a year ago, the highest level in three years.

Outside Perth the market is driven by distinct local forces: the North West remains shaped by major resource activity and large-scale operations, so buyers there are often linked to the energy and services sector, while the South West has a steady lifestyle pull that draws sea-changers and holiday-home purchasers to coastal towns and vineyard country. Significant state planning reforms and a series of major transport and port upgrades are nudging interest toward better-connected growth corridors and regional service centres. There have been fewer sales than a year ago, down 16.7% on the year, the lowest transaction count in five years.
