What makes selling in Western Sydney unique?

Western Sydney is a broad, family-focused market where established centres sit alongside fast-expanding release areas. It combines long-running suburban neighbourhoods in places like Penrith and Blacktown with newer masterplanned pockets such as Marsden Park, Schofields and Jordan Springs. Median prices have grown solidly, up 13.2% on the year to $1,092,000, the highest level in five years.

Homes are selling in a median of 28 days, faster than a year ago, the fastest pace in three years. Auctions are clearing at 63% over the past year.(1) The median is 1.1% above the prior peak set in April 2026. The major Western Sydney Airport at Badgerys Creek and its surrounding employment precinct continue to reshape buyer interest across Greater Western Sydney, and growing station precincts around Tallawong and Schofields plus logistics hubs at Erskine Park, Kemps Creek and Eastern Creek are shifting demand toward well-located houses and townhouses that give easier access to jobs. Transaction activity has been broadly steady, down 4.9% on the year, the lowest transaction count in two years.

Real estate agents in Western Sydney often emphasise local knowledge and experience and a focused understanding of the local market, which matters when buyers are deciding between established suburbs and newer release areas. This is a fragmented market, with the top 3 agents handling just 5% of sales over the past year. Their median sale of $1,071,000 is broadly in line with the area median of $1,092,000. Their listings sold in a median of 23 days, 5 days faster than the area's typical 28 days, converting 79.3% of their listings into a successful sale, 12.6 percentage points ahead of the area's 66.7%.

The average commission rate is 1.79% (around $20,000 on a median-priced home). Rates in suburban markets like Western Sydney often reflect campaign length and the marketing reach agents provide, so consider what an agent will do for the fee. When selecting an agent, look beyond the commission rate. Compare their specific track record in your local area, their recent sales volume, and their experience with properties similar to yours. Receive a personalised shortlist of top agents in your local area from our agent comparison tool to sell more confidently.
