Australia's top growth suburbs of 2026 so far

It's been a turbulent year for Australian property, with rising interest rates and a shifting national outlook dominating the headlines.

But the national picture only tells you so much, and beneath it sits a patchwork of local markets all moving at their own pace. In plenty of suburbs around the country, strong sales results have continued regardless of the broader mood.

Here are the suburbs that have recorded the biggest jumps in median sale price across every state and territory in the first half of 2026.

  • Sydney and New South Wales

    Despite a softer six months for Sydney overall, a number of suburbs have posted standout sale price growth, a reminder that conditions can vary widely from one pocket to the next.

    Interestingly, the capital's list is dominated by the apartment market, which claimed seven of the top 10 spots.

    Western Sydney was the clear standout, with Prospect leading the entire city on +39.7 per cent, followed by Oxley Park, Seven Hills and St Marys all making the list.

    Elsewhere, there were strong results in premium pockets like Kirribilli (+28.3 per cent), the harbourside Sylvania Waters (+28.0 per cent), and beachside Collaroy (+19.2 per cent).

    Regional NSW saw some of the strongest gains in the country, with a healthy spread from the coast to the interior.

    Up in the Hunter, the Port Stephens suburb of Salamander Bay took top spot with +31.5 per cent, while Jesmond and Cooks Hill near Newcastle also featured strongly.

    Further afield, there were big gains in the Riverina town of Narrandera (+31.4 per cent), Dubbo in the state's central west (+27.9 per cent), and the coastal spots of Chittaway Point and Pambula.

  • Melbourne and Victoria

    Melbourne has had a quieter time of it in recent years, but even in a softer market there were pockets that delivered strong sale price growth over the first half of 2026.

    The capital's top performers were spread fairly evenly across houses and apartments, with the northern and eastern suburbs featuring heavily.

    The eastern suburb of Wantirna South led the way with +26.2 per cent, closely followed by bayside Moorabbin and the leafy northern suburb of Research.

    The city's north was particularly well represented, with Kingsbury, Macleod and St Helena all making the top 10 alongside eastern pockets like Blackburn North and Templestowe.

    Regional Victoria outperformed the capital over the same period, with growth spread right across the state's west and north.

    The goldfields town of Clunes near Ballarat was the state's top performer with a substantial +34.4 per cent gain.

    The Great Ocean Road region featured strongly, with Timboon, Portland and Inverleigh all making the list, while there were also solid results in Gippsland's Traralgon and the Bendigo suburb of Spring Gully.

  • Brisbane and Queensland

    Queensland has been one of the country's strongest performers in recent years, and the first half of 2026 brought plenty more standout results across both the capital and the regions.

    Brisbane's list was a healthy mix of houses and apartments, with the inner north particularly well represented.

    The inner-western suburb of Paddington topped the city with an impressive +38.4 per cent, with Mount Gravatt, Richlands and Balmoral all following on gains above +30 per cent.

    The City and North region was a clear standout, claiming four of the top 10 spots through Shorncliffe, Wooloowin, Indooroopilly and Kelvin Grove.

    Regional Queensland saw just as much action, with strong results stretching from the Sunshine Coast to the far north.

    The beachside Sunshine Coast suburb of Sunshine Beach led the regions with +37.5 per cent, while the north also delivered big gains through Home Hill near Townsville and East Innisfail in the far north.

    There was strong representation right across the state, from the Gold Coast's Chevron Island to Toowoomba's Middle Ridge and the tightly held Noosa Waters.

  • Adelaide and South Australia

    Adelaide has been one of the country's most consistent performers, and the first half of 2026 continued that steady run with strong sale price growth across the city.

    The capital's top 10 was dominated almost entirely by houses, with the beachside and eastern suburbs leading the charge.

    Beachside Albert Park led the city with +31.2 per cent, followed by nearby Seacliff and the eastern suburb of Glenunga.

    The north and north-east suburbs featured heavily, with Broadview, Modbury, Salisbury Heights, Prospect and Klemzig all making the list.

    Regional South Australia also delivered strong results, with the state's more affordable and remote pockets leading the way.

    The Far North town of Peterborough was the state's top regional performer with +33.3 per cent, with nearby Quorn also making a strong showing.

    There were solid gains across the state's agricultural heartland too, including Balaklava in the Mid North, Loxton in the Riverland, and Wallaroo on the Yorke Peninsula.

  • Perth and Western Australia

    Perth has been the standout performer of the national market for some time now, and the first half of 2026 showed no signs of that momentum slowing.

    The capital's top 10 was split fairly evenly between houses and apartments, with the southern and western suburbs featuring prominently.

    The riverside suburb of Mosman Park led Perth with +36.6 per cent, closely followed by Pearsall in the north and South Fremantle in the south.

    The southern suburbs were particularly strong, with Rivervale, Riverton, Thornlie and Shelley all delivering gains above +28 per cent.

    Regional Western Australia was every bit as impressive, with growth reaching from the south coast to the mining towns of the interior.

    The South West town of Capel took the top regional spot with +36.4 per cent, while the coastal hubs of Geraldton and Albany also posted big gains.

    The goldfields region was strongly represented, with Hannans, Piccadilly, Kalgoorlie and Coolgardie all making the list alongside the mining town of Newman in the north.

  • Hobart and Tasmania

    Tasmania's market has been relatively subdued since its pandemic-era boom, but there were still plenty of suburbs delivering solid sale price growth in the first half of 2026.

    With the state's strongest results spread across both the north and south, the top 10 spans the length of the island.

    The northern town of Beauty Point led the state with +25.9 per cent, while the greater Launceston area dominated the list overall with entries including Kings Meadows, Norwood, Mayfield, Legana and St Leonards.

    Closer to the capital, the southern coastal suburbs of Dodges Ferry and Midway Point both delivered strong results.

  • Darwin and the Northern Territory

    Darwin has emerged as one of the country's surprise performers over the past year, drawing buyers and investors with its high yields and more accessible entry points.

    That momentum showed clearly in the first half of 2026, with strong growth across the Darwin area.

    The northern suburb of Moil was far and away the top performer with +34.2 per cent, well clear of the rest of the field.

    Beyond that, there was a healthy spread across the Darwin area, with coastal Nightcliff, the inner-city Larrakeyah and the family-friendly Anula all making the list.

  • Canberra and the Australian Capital Territory

    Canberra has had a steadier run than most of the mid-sized capitals, but a number of suburbs still delivered respectable sale price growth over the first half of 2026.

    Belconnen led the way, featuring across the top of the list.

    The Belconnen suburb of Strathnairn topped the capital with +19.3 per cent, with neighbouring McKellar and Holt also featuring near the top.

    There was a good spread across the city's districts, with Gungahlin's Amaroo and Taylor, the inner-south Narrabundah, and Woden Valley's Weston and Torrens all making the top 10.
