The Central West region of New South Wales is a broad mix of established country service centres, agricultural hinterland and lifestyle pockets. Orange stands out as the region's dominant service centre with major health and education roles. Bathurst combines a significant university presence with the Mount Panorama motorsport precinct, while Mudgee draws buyers for its wine and cellar door scene. Across the Central Tablelands there is a steady blend of long-standing farming households, local trades and professionals, and buyers looking for a quieter tree-change lifestyle. Median prices have edged up gently, up 6.1% on the year to $695,000, the highest level in five years. The median is 0.7% above the prior peak set in April 2026.

Coal mining precincts around Ulan and Moolarben continue to influence rental and short-term housing demand in some towns, while expansion of health and tertiary services in Orange and Bathurst supports a steady flow of professional buyers. Improved road works and better digital connectivity are gradually opening more commuter and remote-working options. Homes are selling in a median of 48 days, faster than a year ago, the fastest pace in three years. Auctions are clearing at 49% over the past year(1), and transaction activity has ticked up, up 8.2% on the year. At the local level, Bathurst suburbs close to the university and Kelso attract downsizers and education professionals, while Lithgow appeals to trade workers and first home buyers.
