What makes selling in Northern Rivers unique?

The Northern Rivers region is a coastal to hinterland area where lifestyle and local industry sit side by side, with Byron Bay acting as the region's major lifestyle draw, Ballina and Lismore serving as central service hubs, and Grafton and Yamba anchoring quieter river and estuary markets. Median prices have edged up gently, up 6.9% on the year to $930,000, the highest level in five years, and the median has matched the prior peak set in April 2026. Across the region, small-scale agriculture and tourism remain important employers, and a steady flow of creatives, sea-changers and retirees continues to shape the buyer pool.

Recent months have tightened the focus on climate resilience and insurance in flood-affected pockets, which is an important factor for buyers and sellers when considering repairs, insurance and lending. At the same time there is sustained interest from remote workers and interstate lifestyle migrants, and local planning toward medium-density housing in larger service towns is making inner town pockets more attractive to downsizers and families. In the Clarence Valley and smaller coastal towns, quieter riverfront and beachside buyers remain the defining audience. Homes are selling in a median of 46 days, faster than a year ago, the fastest pace in three years. Auctions are clearing at 55% over the past year(1), and transaction activity has ticked up, up 6.2% on the year.

The average commission rate is 2.38% (around $22,000 on a median-priced home).
