What makes selling in South West NSW unique?

The South West region of New South Wales is the agricultural heart of the Murray Region and the Riverina, where irrigation country and broadacre farms meet substantial regional service centres. Major towns such as Albury and Wagga Wagga act as the region's central health, education and administrative anchors, while horticulture centres like Griffith and Leeton supply the food and wine industries. Median prices have grown solidly, up 14.8% on the year to $620,000, the highest level in five years. The median is 1.6% above the prior peak set in April 2026.

Homes are selling in a median of 50 days, faster than a year ago, the fastest pace in two years. Auctions are clearing at 60% over the past year.(1) Ongoing upgrades to the Hume Highway corridor and freight links are strengthening market appeal around larger centres, supporting interest from city buyers and professionals looking for space and better connectivity. There is also a tight rental market in the region's major service towns, and a gradual increase in sales tied to farm succession and smaller lifestyle blocks on town fringes, which is bringing a different mix of purchasers into local auctions and private treaty campaigns. Riverfront towns such as Moama and Tocumwal remain established lifestyle pockets that tend to draw out-of-town buyers seeking weekend or permanent lifestyle change.

The average commission rate among real estate agents in the South West region is 2.40% (around $15,000 on a median-priced home).
