The western region of New South Wales is a broad, working landscape where farming, mining and regional service towns shape demand. Dubbo and Orana sit at the centre as a regional hub for health, education and retail, while Broken Hill and Cobar remain established mining towns and the Lachlan Valley is a productive agricultural corridor that attracts families and tree-changers. Median prices have edged up gently, up 7.1% on the year to $450,000, the highest level in five years, and the median has matched the prior peak set in April 2026.
Recent shifts are subtle but important for sellers, with sustained attention on regional health and education services around Dubbo and improving freight and road links making some outer towns more connected to regional centres. Ongoing mineral exploration and steady agricultural investment are supporting pockets of demand, while lifestyle buyers from capital cities continue to look inland for space and affordability. Homes are selling in a median of 52 days, faster than a year ago, the fastest pace in two years. Auctions are clearing at 67% over the past year.(1) At the sub-region level, sellers should think about where their home sits: in Dubbo, homes that appeal to health and education workers tend to move well; in the Lachlan Valley, water access and usable outdoor space attract families and tree-changers.

Real estate agents in the western region operate across differing fee environments: in larger regional centres, competition can put downward pressure on fees, while in smaller and more remote pockets, rates often increase to reflect longer campaign periods and broader marketing reach.
