What makes selling in Mackay & Whitsundays unique?

The Mackay & Whitsundays region is a place of clear contrasts. Mackay itself operates as the regional service and processing centre for sugar, agriculture and coastal industry, while the Whitsundays are the major tourism engine with Airlie Beach, Cannonvale and Hamilton Island anchoring visitor demand. Inland, Isaac and towns such as Moranbah and Dysart are significant mining centres with a workforce profile and sales rhythm very different to the coastal market. Median prices show strong advance, up 17.3% on the year to $645,000, the highest level in five years, though the pace may not be sustained, and the median is 1.6% above the prior peak set in April 2026.

That mix means sellers here are often balancing local owner-occupiers and families in Mackay with holiday-home buyers and investors drawn to the Whitsundays, plus a steady pool of mining-related purchasers for inland properties. Portside activity around Hay Point and Mackay Harbour, together with ongoing upgrades to regional road and air links, is supporting both freight and visitor flows and making some coastal pockets more attractive to holiday buyers. Homes are selling in a median of 40 days, much the same pace as a year ago. Auctions are clearing at 36% over the past year.(1) There have been fewer sales than a year ago, down 14.9% on the year, the lowest transaction count in three years.
