What makes selling in Central Highlands unique?

The Central Highlands mixes a substantial regional city heart with quieter lifestyle towns. Ballarat serves as the region's established employment and education hub, drawing buyers who want city-scale services with more space, while Daylesford and Hepburn Springs attract downsizers and weekend buyers after a tree change and Bacchus Marsh functions as a significant commuter catchment for Melbourne. The Central Goldfields towns offer a historic, more affordable alternative that attracts renovators and investors. Median prices have grown solidly, up 9.9% on the year to $610,000, the highest level in two years, and the median sits just off the cycle high reached in October 2022.

Recent buyer demand has been shaped by a steady drift from Melbourne and by more remote workers seeking roomier homes and garden space, boosting interest in period cottages and acreage near Daylesford. Homes are selling in a median of 48 days, materially faster than a year ago, the fastest pace in three years. Auctions are clearing at 55% over the past year.(1) Transaction activity has ticked up, up 11.1% on the year. Around Ballarat demand for family homes and rental properties remains steady thanks to its major hospital and university precincts. In the Macedon Ranges, villages such as Macedon and Woodend attract established lifestyle buyers and creatives, while smaller towns in the Central Goldfields are often sought by renovators hunting value. Tailoring presentation to the likely buyer for your pocket will usually make the difference between a standard campaign and one that finds the right buyer quickly.

The average commission rate is 1.99% (around $12,000 on a median-priced home). In regional markets rates often reflect longer campaign periods and broader marketing reach, so choosing real estate agents in the Central Highlands region with local knowledge and experience and a broad reach is important. When selecting an agent, look beyond the commission rate. Compare their specific track record in your local area, their recent sales volume, and their experience with properties similar to yours. Receive a personalised shortlist of top agents in your local area from our agent comparison tool to sell more confidently.
