What sells and who turns up at opens varies by pocket, with coastal and lake suburbs drawing sea-changers and downsizers to places such as Nelson Bay, Shoal Bay and Fingal Bay, while Maitland and Upper Hunter towns like Muswellbrook and Singleton meet buyers linked to mining, agriculture and regional services.
