Improvements to the Pacific Highway corridor and better flight links into Coffs Harbour and Port Macquarie are improving accessibility and bringing more weekend and remote-work buyers to the coast. Expanded health and aged care services are strengthening employment in the larger centres, while short-stay rentals continue to influence demand in beachside pockets. For sellers, location still defines the likely buyer: expect strongest competition in Crescent Head, Sapphire Beach and Sawtell, while hinterland retreats around Bellingen and Dorrigo attract buyers seeking acreage and rainforest character.
The average commission rate is 2.36% (around $19,000 on a median-priced home). Real estate agents in the Mid North Coast region often charge rates that reflect longer campaign periods and the need for a broader marketing reach than in metro areas.
