What makes selling in Mid North Coast unique?

The Mid North Coast sits between quiet hinterland and a shoreline that supports a strong holiday market. That mix creates a steady stream of different purchaser types: lifestyle seekers and sea-changers targeting beaches and estuaries, retirees and downsizers drawn to low-maintenance living, and local workers in health, education and tourism searching for family homes. Its market is anchored by major regional centres such as Coffs Harbour and Port Macquarie, while smaller service towns like Taree and the Great Lakes area provide everyday services and appeal to practical, local buyers. Median prices have edged up gently, up 4.8% on the year to $785,000, the highest level in five years, and the median is 0.6% above the prior peak set in April 2026.

Homes are selling in a median of 46 days, faster than a year ago, the fastest pace in three years. Auctions are clearing at 35% over the past year.(1) Transaction activity has seen more sales going through, up 5.9% on the year. Improvements to the Pacific Highway corridor and better flight links into Coffs Harbour and Port Macquarie are improving accessibility and bringing more weekend and remote-work buyers to the coast. Expanded health and aged care services are strengthening employment in the larger centres, while short-stay rentals continue to influence demand in beachside pockets. For sellers, location still defines the likely buyer: expect strongest competition in Crescent Head, Sapphire Beach and Sawtell, while hinterland retreats around Bellingen and Dorrigo attract buyers seeking acreage and rainforest character.

The average commission rate is 2.36% (around $19,000 on a median-priced home). Real estate agents in the Mid North Coast region often charge rates that reflect longer campaign periods and the need for a broader marketing reach than in metro areas. Local knowledge and experience are important because different pockets attract different buyers and marketing needs vary between beachside villages and larger centres.
