The New England & North West region is a broad agricultural heartland anchored by major centres such as Armidale and Tamworth, with service towns like Moree and Inverell shaping local markets. Median prices have made a strong advance, up 19.2% on the year to $560,000, the highest level in five years, though the pace may not be sustained. The median is 1.8% above the prior peak set in April 2026.

Homes are selling in a median of 49 days, faster than a year ago, the fastest pace in three years. At the same time, climate variability and changing irrigation priorities are nudging some farm owners toward succession sales or smaller lifestyle blocks, creating pockets of opportunity for buyers who want productive land close to town.
