What makes selling in Far North Queensland unique?
Far North Queensland, also known as Tropical North Queensland, is a region of contrasts, with a tropical tourism corridor along the coast centred on Cairns and Port Douglas and a substantial agricultural and lifestyle belt on the Atherton Tablelands. Sellers should expect a mixed buyer pool: local families and health and education professionals in Cairns, lifestyle and tree-change buyers on the tablelands, and holiday-home and investor interest along palm-fringed beaches such as Port Douglas, Palm Cove and Mission Beach. Median prices show strong advance, up 17.9% on the year to $660,000, the highest level in five years, though the pace may not be sustained. The median is 1.1% above the prior peak set in April 2026.
Upgrades to Cairns airport and the port precinct are reinforcing Cairns as the region's main service and transport hub. Along the coast there is a stronger regulatory and insurance focus on cyclone resilience and short-stay management, which is influencing renovation choices and the appeal of holiday rentals versus long-term lets, and in Cairns suburbs such as Edge Hill and Whitfield you will more commonly meet owner-occupier families and medical workers while Atherton and Yungaburra on the tablelands appeal to buyers seeking larger blocks. Homes are selling in a median of 39 days, much the same pace as a year ago, the fastest pace in five years. Auctions are clearing at 26% over the past year.(1) There have been fewer sales than a year ago, down 10.1% on the year, the lowest transaction count in five years.
The average commission rate is 2.60% (around $17,000 on a median-priced home). In regional markets like Far North Queensland, rates often reflect longer campaign periods and broader marketing reach. Real estate agents in Far North Queensland can bring local knowledge and experience and a broad reach to market seaside holiday listings, tablelands properties and family homes. They can also advise on issues that matter here, from cyclone resilience upgrades to short-stay rules, which can affect who is most likely to buy. When selecting an agent, look beyond the commission rate. Compare their specific track record in your local area, their recent sales volume, and their experience with properties similar to yours. Receive a personalised shortlist of top agents in your local area from our agent comparison tool to sell more confidently.
