What makes selling in South East Queensland unique?
South East Queensland, also known as SEQ, sits between two clear market personalities. The coast is shaped by long-running lifestyle and tourism appeal, with the Gold Coast and the Sunshine Coast the region's primary lifestyle centres and Noosa home to a small beach market that tends to attract buyers focused on amenity and holiday use. Inland, the Scenic Rim and the Lockyer Valley offer an agricultural and hinterland character that draws buyers who want space, views and a quieter pace. Median prices show strong advance, up 15.9% on the year to $1,130,000, the highest level in five years, though the pace may not be sustained. The median is 0.9% above the prior peak set in April 2026.
Different buyer groups are active across the region. Lifestyle buyers and retirees tend to focus on coastal strips while younger families and health and education professionals look to areas near the Sunshine Coast University Hospital and to Gold Coast employment and tertiary precincts such as Robina and Southport. Homes are selling in a median of 34 days, faster than a year ago, the fastest pace in five years. There have been fewer sales than a year ago, down 6.1% on the year. Auctions are clearing at 47% over the past year.(1) Transport upgrades along the M1 corridor and urban renewal in major coastal centres are strengthening access and employment options, while master-planned growth in suburbs such as Pimpama and Palmview remains a major supply story.
The average commission rate is 2.33% (around $26,000 on a median-priced home). Real estate agents in South East Queensland often price their services differently across coastal, suburban and hinterland markets, with rates tending to reflect longer campaign periods and a need for broader marketing reach in some pockets.
