This month the market is responding to a substantial focus on public realm and riverfront improvements along the Port River, which is encouraging renewed interest in nearby precincts and lifting demand for parts of the waterfront. At a street level, Port Adelaide proper remains defined by its heritage terraces and warehouse conversions, while Birkenhead and Ethelton offer quieter, family-friendly streets and Queenstown and Rosewater represent more modest, value-oriented pockets popular with first-home buyers. Homes are selling in a median of 20 days, much the same pace as a year ago. Auctions are clearing at 41% over the past year.(1) There have been fewer sales than a year ago, down 16.5% on the year, the lowest transaction count in two years.
