What makes selling in South East SA unique?

The South East region of South Australia is made up of coastal towns, riverfront communities and productive farmland. Places on the Fleurieu Peninsula, including Victor Harbor, Goolwa and Port Elliot, act as the coastal draw for holiday-house and downsizer buyers, while Mount Gambier is the major regional city supporting services and family purchasers and the Limestone Coast, with Coonawarra and Padthaway at its core, anchors wine-country and agribusiness interest. Median prices have grown solidly, up 12.7% on the year to $650,000, the highest level in five years. The median is 1.6% above the prior peak set in April 2026.

Homes are selling in a median of 36 days, much the same pace as a year ago. There have been fewer sales than a year ago, down 6.0% on the year, the lowest transaction count in two years. Auctions are clearing at 38% over the past year.(1) Recent shifts are shaping who turns up at opens, with a steady drift of sea-changers and tree-changers seeking more outdoor space and coastal access, alongside retirees targeting low-maintenance beachside and country properties. Regional employment and service improvements are encouraging practical family moves into larger centres, and better ferry and transport connections have strengthened island and coastal tourism. Real estate agents in the South East region often tailor marketing to the buyer type most active in your town.

The average commission rate is 2.23% (around $15,000 on a median-priced home). Rates in regional markets are often higher to reflect longer campaign periods and broader marketing reach, while metro areas tend to have lower rates because higher property values and closer competition allow for tighter margins.
