West and North West Tasmania is a mixed regional market where two larger service centres sit alongside rugged west coast towns and quiet coastal villages. Devonport and Burnie act as the region's established logistics and service hubs, supplying health, education and freight links, while Queenstown and Rosebery mark the more industrial and resource-focused edge of the market. Median prices have grown solidly, up 12.5% on the year to $540,000, the highest level in five years, and the median is 0.8% above the prior peak set in April 2026.
Recent shifts are shaping who turns up at opens. Those centres' ferry and port connections keep them central to regional trade and commuter flows, and renewed interest in renewable energy and mining on the west coast is supporting local employment. Homes are selling in a median of 52 days, faster than a year ago, the fastest pace in three years. Auctions are clearing at 31% over the past year(1), and transaction activity has ticked up, up 6.7% on the year.
The average commission rate is 2.60% (around $14,000 on a median-priced home). Real estate agents in the West & North West region often set fees to reflect longer campaign periods and the need for broader marketing reach, while rates are typically lower in metro areas because higher property values and denser competition allow for tighter margins.
