What makes selling in Gippsland unique?

Gippsland is a large, mixed region where established agricultural and forestry country sits alongside coastal lifestyle markets and an industrial spine. The Latrobe Valley and towns such as Traralgon and Morwell act as the region’s industrial and service heart, while Sale and Bairnsdale are substantial regional service centres and Phillip Island, Wilsons Promontory and the Gippsland Lakes around Lakes Entrance and Paynesville draw holiday and lakefront buyers. Commuter-minded buyers are also active along the Princes Highway corridor, where road links make day trips to Melbourne or other regional centres feasible. Median prices have edged up gently, up 6.5% on the year to $570,000, the highest level in five years. The median is 0.9% above the prior peak set in April 2026.

Homes are selling in a median of 75 days, faster than a year ago. That matters for sellers because buyer types are clearly segmented across the region; real estate agents in Gippsland match presentation to the buyer you will meet, from low-maintenance coastal and lake homes for holiday buyers to neat family-ready properties in Warragul and Leongatha. The Latrobe Valley continues to draw a practical, work-focused buyer who values proximity to health and education hubs and major employment sites. Auctions are clearing at 35% over the past year.(1) Transaction activity has been well up, up 22.4% on the year, and recent shifts such as the region's energy transition and a growing pipeline of renewable activity around the Latrobe Valley, together with stronger short-stay demand on Phillip Island and around the lakes and growing investor interest, are shaping where buyer interest lands.

The average commission rate is 2.08% (around $12,000 on a median-priced home). In regional markets like Gippsland, rates often increase to reflect longer campaign periods and broader marketing reach. Choosing an agent with local knowledge and experience and broad reach can help make the right presentation and target the right marketing channels for buyers in your part of Gippsland. When selecting an agent, look beyond the commission rate. Compare their specific track record in your local area, their recent sales volume, and their experience with properties similar to yours. Receive a personalised shortlist of top agents in your local area from our agent comparison tool to sell more confidently.
