Geelong is the region's major employment and services hub, attracting families, commuters and downsizers who want city access without Melbourne pricing. Coastal pockets like the Bellarine Peninsula and the Surf Coast draw lifestyle buyers and holiday home seekers, while the Otways and smaller coastal towns offer quieter forest and beach retreats that appeal to weekenders and retirees. Regional health and tertiary services centred on Geelong and Warrnambool are strengthening demand for longer-term renters and professionals, while coastal management works and the seasonal nature of tourism are creating more defined demand cycles in beachside towns.

The average commission rate is 1.82% (around $13,000 on a median-priced home).
