What makes selling in North West WA unique?
The North West region of Western Australia is a large, resource-led region where contrasting market characters sit side by side. The Pilbara is the dominant industrial belt, with Karratha and Port Hedland anchoring a workforce-driven property market, while the Kimberley, centred on Broome and Kununurra, has a strong cultural and tourism identity that draws lifestyle buyers and local services. The Mid West and Gascoyne, with Geraldton, Carnarvon, Exmouth and Kalbarri, form a quieter coastal market for families and holiday-home buyers. Median prices have made a strong advance, up 19.8% on the year to $605,000, the highest level in five years, though the pace may not be sustained, and the median is 0.8% above the prior peak set in April 2026.
Homes are selling in a median of 53 days, much the same pace as a year ago, the fastest pace in five years, and auctions are clearing at 64% over the past year.(1) Significant port and gas precinct expansions and associated industrial activity remain a major influence around Port Hedland, Dampier and Karratha, supporting rental demand in those centres, while sales activity has cooled, down 14.0% on the year, the lowest transaction count in two years. At the same time there is growing tourism investment and improved regional access that is strengthening demand on the Coral Coast and around Broome, producing an accelerating pull for holiday and lifestyle buyers.
The average commission rate is 3.01% (around $18,000 on a median-priced home). Real estate agents in the North West region often charge higher rates to reflect longer campaign periods and a broader marketing reach, particularly where buyers are spread between resource towns and coastal centres.
