    I came looking for my first name in Wollongong, I visited a number of real estate agents at the time but one man stood out during this process and that was you. You assisted me in many ways and I was very grateful then. A number of year ago, I had decided to sell the house but due to personal and health issues, I was unable to go through with the sale and you were very understanding. When I contacted you just a few weeks ago about selling my house, you were very helpful. Things have moved so quickly. Thank you for your advise, professionalism, humous, good nature and keeping me informed along the way.     I have every confidence that what you say will be what you do. We saw four agents that day and to me you were the clear standout - both before, during and after the pitch. It is clear to me that your experience and preparation provides a point of difference and I am looking forward to seeing how that plays out in getting us a good price. It wasn't even close in my mind. When you are done actually selling you might want to think about teaching others what you know, I couldn't believe the slackness of some of your competitors who did not do the homework. As an aside and unexpected yet greatly appreciated value add, thank you for the help you provided to my parents on Saturday. It was greatly appreciated and helped build the confidence that I immediately drew from my interactions with you, in my parents. So after all this talking you up, your evident capability has calibrated our expectations as to what you can do in a bullish market to the high side. My current thinking based on all the information we have, including your input, is that a good result for Pat would be that we clear your commission and legal’s and take away $250,000 after that. That is what I am aiming for at this stage of the process. I appreciate this ambition is pushing the sale price toward the $260,000 mark which is approaching the upper end of your range but I am hopeful given the conditions we have a good chance of doing that. As her fiduciary, I would feel I have done a good job if l can achieve that for her and I am also confident it would mean she will live out her remaining years in a comfortable way. Anything north of that would clearly be in the surprise and delight category which is always a possibility in a rising market but it is not an expectation. I am not saying I may not have to have a reality check at some stage this agent and if it comes to that we’ll have that chat but l wanted to be clear about my mindset at this point.
