Queensland (QLD) is Australia's second-largest state by area, covering over 1.8 million square kilometres. With 5 million people, there is a population density of just 2.9 people per square kilometre. For many years, Queensland was Australia's fastest growing state in terms of population. In a peak period around 2007, more than 70,000 people moved to Queensland, attracted to the warm weather and low house prices compared to capital cities in other states. The Queensland property market tends to be more cyclical than other markets around Australia. House prices and activity are determined by trends in tourism, mining, and population migration, and these factors impact Queensland's diverse cities and regions differently.

Median property price for property in QLD

Queensland has been garnering a reputation for being a young buyer's market. While other capital cities on Australia's east coast are in the grips of a housing affordability crisis, there's still plenty of opportunity to snap-up an apartment for under $400k in the bustling regions of Greater Brisbane and the Gold Coast.

While the state median house and unit prices are both under $500k, keep in mind that from region to region, this can vary.

OpenAgent sellers state consumer sentiment 2017

QLD OpenAgent Seller Sentiment

The consumer sentiment in Queensland is following quite a different pattern to the two larger states. After a deep drop in Q2 to a low of +2.3 in May, the index has very slowly recovered month by month to values of +2.8 in July, +3.0 in August, and +3.3 in September. The contrast with NSW and VIC is quite interesting, showing that the east coast real estate markets don’t necessarily operate in parallel. If trends continue, NSW may soon have weaker sentiment than QLD or VIC, a situation quite opposite to the last few years.
